  • Transfer utilities and services – Contact all utility companies to transfer the accounts and services for the new property into your name. We recommend making these arrangements a few weeks before the closing date to ensure a smooth transition and uninterrupted service. 
  • Update insurance coverage – Now is a good time to review your homeowner’s insurance policy. You’ll want to ensure you have coverage that is in line with the new property’s current value and your specific needs. 
  • Address immediate repairs or maintenance – If you had a home inspection prior to closing, your inspector may have discovered some repairs and maintenance tasks that need attention. While this can feel overwhelming, it can be helpful to create a checklist and prioritize the most important tasks first. Addressing these issues promptly will help maintain the condition and value of your property. 
  • Update address and contact information – Notify relevant parties of your change of address and contact information. Update your address with the post office and sign up for mail-forwarding. Also update your contact information with banks, credit card companies, employers and all other applicable entities.
  • Familiarize yourself with community and HOA rules – If your property is part of a homeowners association (HOA) or located in a community with specific rules and regulations, take the time to familiarize yourself with them. Review the HOA bylaws, covenants and any other governing documents so you understand the restrictions, fees and obligations that come with living in the community.
  • Establish a home maintenance plan – A proactive approach to home maintenance can help prevent costly repairs down the road. Create a home maintenance plan that includes regular tasks such as checking smoke detectors, changing air filters and inspecting the roof.
